As LIV is a 'whole of market' broker, we have access to specialist lenders who can consider different personal circumstances. These lenders are usually available specifically for brokers and can help get you on the property ladder.

Yes. There is no fee for our initial advice and meeting with you. We diligently and thoroughly research every case to ensure it has the best chance of going through with a lender. Only when we  are both satisfied, do we submit a case and the following fees apply (breakdown  below).

Our standard fee is £899. We charge £300 at the Agreement in Principal stage (this includes your application) and £599 at mortgage offer. However if your case requires additional works to be completed there may be additional fees added to our standard charge. 

Please note that additional fees will always be discussed with you prior to works being done so there are no hidden charges. The maximum fee we will charge per case will not exceed £1250.00.

Yes. Having the right policy in place to financially support your loved ones is no bad thing. We can help you find and arrange the right policy to ensure that your mortgage is repaid in the event of your passing and/or if you need help paying your bills due to prolonged sickness and being unable to work.

Taking out a policy could help alleviate the financial burden on your family at a distressing time.
